A Beautiful Caravan & Camping Adults Only Location
Our site is on the edge of the small village of Kirkby on Bain and features a large and level well-drained field with 4 hard standings and 6 pitches, 2 clean and well-maintained toilet-shower rooms with heating (just outside this area is an outside sink with hot & cold water), one of which is DDA compliant, plus an additional separate toilet facility.
There are plenty of electrical hook ups also – we have 12 in total along with three water points across the site, allowing each pitch to have plenty of room.
Alongside the above facilties, there is also a small grassed field that can accommodate another 5 seasonal pitches and there is a small shop on site for those everyday consumables.
For added security for our site we have decided to add an automatic barriers & CCTV.
We have a small shop on site selling essentials, free range eggs from our own hens along with a variety of meat from the local butcher’s.

Unless previously agreed arrival should be after 13.00 and departure before 11.00.
Payment for your stay with us will be invoiced to you and will be due 10-days before your arrival date.
We will ask for you to settle your account at the end of your stay after final meter reading taken. We can only take cash or card (if card, the card rate will be added to your bill 1.69% for each transaction) for your final payment on site.
All queries regarding any invoice/bill to be made within 14 days of invoice date.
We reserve the right to claim any applicable charges and statutory
interest at 8% above the Bank of England reference rate in force on the
date the debt becomes overdue and the debt remains unpaid.
If you need to cancel your booking with us, we would ask for as much notice as possible to allow us to reallocate your pitch. If you cancel within 10 days before arrival date, all monies are still due and they will be invoiced for payment. This will be depending on the circumstances and will be down to a management decision.
If you cancel before 10 days of your arrival date any monies paid will be returned minus deposit and admin fees (i.e. on line booking fee if paid this way)
We reserve the right to charge an amendment fee of £2.50 per amendment, should you wish to amend your booking more than once when booked direct. Otherwise the fee will stand.
Should you need to cancel due to ill heath, accidents or unforeseen circumstances full refund will be given minus admin fees (i.e. on line booking fee if paid this way) we reserve the right to ask of proof before any refund given, or we can hold your fee for another suitable date within 12 months from your original date.
It is extremely unlikely that we will have to make any changes to your booking. However, occasionally we may have to make changes and reserve the right to do so at any time. Most of these changes would be minor and we will advise you of them as soon as they may be applicable. If we are forced to cancel the booking because of force majeure or for any reason that makes the site unfit for use, you will have the choice of either rebooking your stay at a later date or of cancelling the booking and accepting a full refund of all monies paid to us. Please note that we are not liable for any consequential loss or incidental expenditure resulting from the cancellation of your holiday.
All visitors must be signed in to our visitor book before coming on to site, this can be found in our reception.
